These Terms of Use ("Terms") govern your access to and use of urbannest.in (the "Website") and the advisory services offered under the UrbanNest360 brand ("Services"), operated by GIFTOUS NALIN INDIA PRIVATE LIMITED, with its registered office at Durga Petals, N-902, Outer Ring Road, Doddanekundi, Bengaluru 560037, Karnataka ("UrbanNest360", "we", "us" or "our"). By using the Website or engaging our Services, you agree to be bound by these Terms and by our Privacy Policy and Disclaimer. If you do not agree, please do not use the Website or the Services.

2. Our services

UrbanNest360 provides home-buying advisory support for residential properties in Bangalore, Hyderabad and Dubai, which may include:

  • understanding your requirements and budget;
  • shortlisting and comparing residential projects across developers;
  • coordinating site visits, subject to developer availability;
  • preliminary home-loan eligibility guidance, lender-option comparison and application coordination;
  • documentation guidance and booking support.

Our initial consultation is provided free of charge to home buyers. UrbanNest360 may receive facilitation fees or commissions from developers or partner institutions in connection with transactions it facilitates. The scope of any engagement beyond the free consultation will be as agreed between you and UrbanNest360.

3. Not professional advice

The Services and all content on the Website are provided for general guidance only. UrbanNest360 does not provide legal, tax, accounting, investment or financial advice, and nothing on the Website or shared during consultations should be treated as such. You should obtain independent advice from qualified legal, tax and financial professionals before entering into any property transaction.

4. Third-party information

Project details — including prices, offers, availability, specifications, amenities, approvals and possession timelines — are based on information provided by developers or other third parties and may change without notice. UrbanNest360 does not independently verify or guarantee this information. You are responsible for independently verifying project titles, RERA registration, approvals, agreements and pricing before making any payment or signing any document.

5. Your responsibilities

When using the Website or the Services, you agree to:

  • provide information that is accurate and complete;
  • use the Website and Services only for lawful purposes;
  • not copy, scrape, reproduce or commercially exploit Website content without our written permission;
  • not misuse the Website, attempt to gain unauthorised access to it, or interfere with its operation.

6. Role of UrbanNest360 in transactions

UrbanNest360 is an independent advisory service. Any purchase agreement is entered into directly between you and the developer or seller, and any loan agreement directly between you and the lender. UrbanNest360 is not a party to those agreements and is not responsible for the acts, omissions, representations or defaults of any developer, seller, lender or other third party. Final loan approval, interest rates and terms are determined solely by the lender.

7. Intellectual property

The Website and its content — including text, design, graphics and the UrbanNest360 name and logo — are owned by or licensed to GIFTOUS NALIN INDIA PRIVATE LIMITED. Names, brands and logos of real-estate developers and other third parties appearing on the Website are the trademarks of their respective owners and are used solely to identify projects that buyers may wish to explore; their appearance does not imply any endorsement, partnership or agency relationship.

8. Limitation of liability

To the maximum extent permitted by law, UrbanNest360 shall not be liable for any indirect, incidental, special or consequential loss, or for any loss of profits, savings, opportunity or data, arising out of or in connection with your use of the Website or the Services, including any decision to purchase, or not purchase, any property. UrbanNest360 does not guarantee property appreciation, investment returns, loan approval, or that any price obtained is the lowest available in the market.

9. Indemnity

You agree to indemnify and hold harmless UrbanNest360, its directors and employees from any claims, losses or expenses arising from your breach of these Terms or your misuse of the Website or the Services.

10. Changes and availability

We may modify, suspend or discontinue any part of the Website or the Services, and may update these Terms, at any time. Updated Terms will be posted on this page with a revised "Last updated" date, and your continued use of the Website or the Services after an update constitutes acceptance of the revised Terms.

11. Governing law and jurisdiction

These Terms are governed by the laws of India. Any dispute arising out of or in connection with these Terms or the Services shall be subject to the exclusive jurisdiction of the courts at Bengaluru, Karnataka.
