Is Hyderabad a good place to buy property in 2026?

For many buyers, yes, especially near the jobs in West Hyderabad. But supply is heavy in some areas, and where you buy matters more than when. Here's how to think about it.

Short answer: for many buyers, yes, especially if you work in West Hyderabad or plan to rent to people who do. Hyderabad has steady job growth, good roads and prices that are still lower than Bangalore or Mumbai for similar homes. But a lot of new supply is coming up in some areas, so where you buy matters more than when.

Why buyers like Hyderabad

  • Jobs. HITEC City, Gachibowli and the Financial District hold a large share of the city's tech and global office jobs. Homes near them stay in demand.
  • Roads. The Outer Ring Road makes it easier to live further out and still commute.
  • Value. You generally get more space for the money than in Bangalore.
  • Bigger homes. Large 3 and 4 BHK flats and gated villa communities are easier to find here.

Where most buyers look

  • West Hyderabad: Gachibowli, Kondapur, Financial District, Narsingi, Kokapet, Tellapur. Closest to the jobs and priced like it. Many new high-rises.
  • North: Kompally, Bachupally. Quieter, more affordable, popular with families.
  • East: Uppal, LB Nagar. Lower prices, older and more settled areas.

The right one depends on where you or your tenants work. A 40-minute commute you can live with is better than a "growth corridor" you can't.

What to be careful about

  • Heavy supply in some areas. Parts of West Hyderabad have many towers launching at once. That can hold back resale prices and rents for a while. Check how many units are coming up within a few kilometres.
  • Lakes and buffer zones. Hyderabad is protecting its lakes more strictly, and buildings in a lake's full tank level or buffer zone have faced action. Ask for the project's distance from the nearest lake and check the approvals carefully.
  • Approvals. Check whether the project is approved by GHMC or HMDA, and look it up on the Telangana RERA website before paying anything.
  • Builder track record. As anywhere, a good location doesn't make up for a builder who delivers late.

So, should you buy?

If you'll live in it, buy near where you work, from a builder who delivers on time, at a price you can afford with a buffer. If it's an investment, focus on rentability: areas with offices nearby, good access and not too much competing supply.
